What is their timeline? Our house isn't officially listed but we wouldn't be opposed to selling. Is it a family or a couple only? Our house is a two bedroom on 4 acres about six minutes from Oakhurst.

EDIT: I just noticed the date on the first post. I doubt this will be received by an interested party :)

We have some friends that are interested in moving here and looking at home for sale by owner, but need at least a 3 bedroom, they would love that acerage.

Dorsey, have your friends checked the Thornberry Knolls area that's below Mudge Ranch? It's beautiful there, and the homes are in the 3 acre range - lots of places have been on the market for a while - motivated sellers, I think.

There is a home for sale by owner in the Meadowridge area, off of 41, south of Coarsegold, turn right at the light before the light for the casino. Across from Indian Lakes. Go over the bridge and go to the second street that you can turn left on there is a red and white sign that will direct you to the house. Not very many houses go on the market in our neighborhood so we drove by it this afternoon, looks like a 3 bedroom ranch, you have to have at least 2 1/2 acres in this neighborhood but many have more land than that. I thiink the name of the street is Sunset.

Any particular reason they are interested in for sale by owner? There are so many homes available right now that the 6% commission for the sellers doesn't seem as prohibitive anymore. If they ever want to see our place just holler. We may be adding third bedroom shortly.

I have to ask the same question. Why For Saly By Owner? Commissions are not paid by the buyer and it costs them nothing to work with a buyer's agent to find the right home. Maybe ist's an 'Owner Occupied' home and priced well, a bank-owned foreclosure or if one has patience, even a short-sale.

There are many great deals available on homes in the area, but limiting your search to 'For Sale By Owner' properties may ultimately prevent you from finding youre perfect home. :)

If you look at the original posting on this thread it is over 14 months old. So much has changed in the past year or more, they may not even be looking for a owner sale any longer. It sure is a buyers market.

Only if an owner is willing to carry, that is not the case with most FSBO's. Most need their money out to move on and purchase another home. Most buyers of FSBO's still need conventional financing. In most cases FSBO's are trying to save commission. Of course there are exceptions.
