Im a new renter in YLP. Seems nice enough, although I hear mixed reviews. Anyway, I have a few concerns/questions maybe you guys can help me with. I need to build a fence for my dog, I hear this maybe difficult to get approved etc etc by the association, anyone have any experience? Im uncertain how much my water bill will be. What seems to be the average? (I understand my landlord will pay the ready to serve, im looking for usage fees). Finally, but nearly most important, Im spoiled and used to a 8mbps net connection. What is the fastest available. I realize there maybe DSL, Cable and the STI thing gigasky? I dont know if I could get used a light dsl account after years at 8mbps, any suggestions or experience? Thats it for now in a nutshell. We are a married couple with two young boys, moving up there in Feb. Thanks!

Hi audio,

I've lived in YLP for 3 years.

Yes you can build a fence for your dog.
YLP does have DSL.
We are a family of 4 sometimes 5, my water bill averages $30. month usage fee

Rivergold is a great school. LIttle league sign-ups are this weekend.

Enjoy

If you can get the Giga skynet it will make your old 8 mbps look slow we got clocked speeds of over 200 mbps with it. Rarely did I find sites that could feed as fast as we recieved.

When I lived in YLP even the dog wouldn't drink the tap water. If was too funny really if you gave him tap water he'd smell it then flip his bowl over and go stand under the bottled water. Lhasa Apsos are interesting dogs. They were still working on fixing the water problems when I left. I thought it was criminal not to report to the residents just how bad the water was for over a year.

200mbps! Considering that is roughly 4 times faster than a T3 I'm dubious http://oakhurstonline.com/icon/happy.gif

Looking back at an old email I do believe I was mistaken. The highest I ever clocked the speed at was 102 Mbps. I believe they use the 802.11g channel bonded protocol capable of 108 Mbps. I do recall looking at install sofware when he aligned the antenna and it reporting speeds over 200 must have been something other than the throughput maybe it was burst rate. The new 802.11n standard is capable of speeds up to 540 Mbps. You know what gets me is that the weather radar didn't load much faster than some 20 years ago with my 486, compuserve and my custom interfaced 1200 bps hayes. http://oakhurstonline.com/icon/happy.gif

Seems like the water story is up to debate, everyone Ive talked to has a different story. Its ok though, my wife wont get rid of her bottled water no matter what the situation. 200mbps for less than $60, that would be a deal to say the least. Im trying to figure out where deadwood mountain is, guess I have to have sight of it from my lot, Ill have to look into it. Thank u all for your input. And, hello sis! The kids will hopefully be seeing more of each other very soon.

its not the taste of the water.. but the cost. and thats not even that bad. like Messy said.. its about 30 bucks a month. You can build a dog pen..im building one rightnow. You just can
build a big obstructive fense around your yard.
I live on the parkway.. a bit noisy in the am hours.. but its easy access to and from work in fresno.
I lived in fresno for 2 yrs.. and the water there is HORRID! YLP fixed the nasty tasting water probs a few yrs back. no stink to our water! (i prefer bottled tho). Your kids will love it here... and rivergold. The dogs will love it too. (mine go romping all the time.. Messy and I chase each others doggies home regularily LOL.
(tho some ppl are sticks in the mud and dont like loose doggies... growl gruff bark sniff pee!)

and welcome to YLP. The blue heron is a great place to be on a sat nite when StoneRiver is playing.

If you call STI you can have a site survey scheduled to determine eligibility.

I kinda figured it might be noisy right on ylp way, which I am on. I still havent seen the actual commute either, Ive got to make it to shaw and 99 from up there daily but at least it is on the north end. I assume there is a good amount of traffic on 41 during commute hours. I gave STI a call and they did confirm they can come out and survey, they mentioned 3 towers in the area I need to have sight of one of them, of course being new, I have no idea where these towers are located by mountain name. They also claimed 5mbps which isnt bad. Everything looks and sounds great and it is nice to know there is a good sense of community as well. As a renter the bills dont appear to be much more than Im used to in the valley. Im used to burning wood so the prop cost shouldnt bother me much and the water costs seems comparable from what Ive heard. Either way its a small price to pay to get my family out of fresno.

Welcome to the Mtns!

We've found the water to be fine and the pricing to be comparable to city living.

Shaw from YLP... it'll take you about 1/2 hour - 40 minutes. The commute isn't bad - the worst time is during the summer on a Friday night - and the absolute worst coming back in is Friday evening before a big holiday weekend, like Memorial or 4th of July... Usually its 65 the whole way and smooth sailing. In almost 3 years living here, have only hit 2 accidents on the 41 where U had to wait quite a while to get going again while they cleared it.

The aerated septic system costs about $5 a month to run. The right to serve is about $40 a month and usage was running us about $30 a month - so $70-80 a month for water... we paid $75 a month when living in Ventura County - so, same-O...

The same no-burn rules will apply in YLP as the valley, since nowhere is it over 3000ft. elevation.

Shhhhhhhhh!!!! And at that ... Oakhurst isnt at 3000 feet either! You climb up to 3K then drop back down to 2K. Dont get back to 3K til you get to Mtn house thereabouts.

Actually, if you read up on the valley air.org rules, there are three possible exemptions. above 3k feet, homes with only wood heat, and homes without natural gas available. So in the event of a big white tank out front, burn away. Section 5.63 of the Rule 4901 http://www.valleyair.org/rules/currntrules/r4901.pdf Of course, I dont see many people making this known. But honestly, knock on wood, no pun intended, Ive never been cited for burning any ol day as it stands now.

Funny that they don't tell you that in their PSA's on TV and radio...
It looks like everyone is exempt in the mountains. What the heck does 3000ft elevation have to do with it, if natural gas is only in the valley (cities) anyway...
