My family (my husband, myself, twin 2 year olds) are planning a move to Oakhurst/Coarsegold area. Anyone have opinions on best areas to live?

I love it in Teaford. Come up & take a look at our area. It's nice. Even the trees are different than down in Oakhurst, we get some snow, and are only 3-4 minutes from Bass Lake.

I bet we will all say where we currently live - or else we would have moved!

I guess it depends on what your family likes to do, where you will work, etc...

We like Coarsegold - above the Valley fog, below the snow and for the most part ice. Rolling hills/mountains with 5 different types of Oaks and Bullpine Trees. 10 minutes to Oakhurst, 30-40 minutes to Fresno.

I like Coarsegold cos its close enough to the valley to get to work without hassle....but Oakhurst and BassLake and northfork are really nice too.

My husband will have to commute to Los Banos, so we are leaning towards Coarsegold. We like the thought of living in Yos. Lakes Park...seems like it might be a nice place to raise kids. Any thoughts on YLP?

I haven't heard of Teaford...couldn't find on Mapquest. Where is it from Oakhurst?

It's half way between North Fork & Oakhurst on the 223 (426) It's not a town, it's a lifestyle.... Seriously, it's a small community whose zip code is the same as North Fork. There are a couple listing currently in the Sierra Star for homes up here. Going to Fresno the back way (Rd 200) takes about 45 minutes.

Teaford would be a very long comute to Los Banos. YLP would be the shortest drive I can't remember the name of the road it comes out just north of Chowchilla and there's not much traffic on it.

I live in YLP and love it.
The church is great plus it has a preschool.
Rivergold Elem. is awesome. I have 3 kids there.
YLP is a very tight community with lots of things to do. And the housing is cheaper then Oakhurst.

Ahwahnee and Teaford are the two places I would want to live.

I can't stand Coarsegold, too hot in the summer (esp YLP it seems). I like mountains, with abundant beautiful trees...

I don't like neighbors, so places like Goldside (which is on the way to Ahwahnee), YLP, etc don't appeal to me. I don't like Associations and rules about this and that. But I see the pro's of living in a set up type suburbia place, such as access to pools, horse boarding (though I would rather board my own on my property), functions and golfing (if you are into that).

Good luck, especially commuting to Los Banos, I would say YLP is your best bet, or Madera Ranchos.

Depends what you want. If your husband is willing to commute to Los Banos from the general Oakhurst area, I can't imagine the 15 minute difference between Oakhurst and Coarsegold making much difference. Personally, I find the area from lower Coarsegold to YLP too low and dry. I'm not saying it isn't a nice place to live, because the folks who live there swear by it. I just prefer to be a little higher. Are you looking for a community, or isolation? Are you looking for pines or oaks?

Are you looking to buy? or rent?

I can help you locate a home if you'd like - I hang my license at Century 21 Golden Chain in Oakhurst.

Preferred Property Management is good for rentals. Or the paper... we self-manage our rental.

Raymond is another good location to think about west of Coarsegold, about 20 minutes to Chowchilla from there... south of Oakhurst/Ahwahnee -

Or even Mariposa area - jot down to Merced from there and then to Los Banos...

For a commute to Los Banos, perhaps you might consider Raymond and the beautiful country surrounding it, or somewhere on River Road above Hensley Lake--it's very lovely there. Whatever you do, don't move into China Creek Condos in Oakhurst--it's like living in the middle of Fresno. I commute daily to Fresno, and it can be very tiring--there's two hours less each day to do things. Don't make it too hard on yourself--if you're leaving home early and coming home late, you won't see too much of your home anyway. I wouldn't go for Teaford Meadows--no way is it 45 minutes to Fresno from there--it takes about 15 minutes just to get to Bass Forks/North Fork or to Oakhurst from there--and it snows there more than in Oakhurst. Best wishes to you in finding a happy home.

I dont HATE YLP
I just would never live there.

That is not mountain life if you have to ask to put a fence up.

everyone has to have CRAP grinders running 24 hours day.

Shangi'La is what each of us seeks for our own personal needs and wants!

I like order. I like rules that keep others from piling junk up on their property where I have to see it.

Needless-to-say though, we chose outside YLP for our own personal home for more land and freedom and no HOA dues.

The rental is in YLP though.

But let me say, when I had to dig our 900 foot well at $15 a foot because we ran out of water last year, paying the water charges of about $150 a quarter in YLP paled in comparison!!!
